Description of module content:

The detail on module content is specialised and varied, based on the various building defects that we address in class which range from leak investigation with scenario based tutorials to building cracking looking at the RICS standard practice of recognising, measuring and repairing buildings. We also look at the insurance perspective and building reinstatement values among other building issues. Content includes: Survey, sampling, testing and diagnosis of common defects. Underground - foundation shrinkage and swelling, drainage systems. Examination of causes of common failure in the external building envelope (foundations, walls, roof, windows, doors etc):finishes (internal and external); services. External works deterioration.

Learning Outcomes for module:

Upon completion of this module you will be able to

LO1: Make distinctions and observations relating to transitional building techniques in order to identify causes of building/building element failure.

LO2: Express and extend an understanding of the consequences of foundation failure and changing ground conditions.

LO3: Estimate and examine specific material/building element performance characteristics in order to determine optimum remedial/maintenance solution.

LO4: Identify structures/circumstances which contravene regulatory requirements and recommend appropriate action.

LO5: Consider and describe appropriate remedial works and subsequent intervention where buildings insurance claims occur.

Face To Face Lecture 30 3 hour weekly lecture. Covering examples from the lecture notes and private practice of defects to buildings and materials, and how these defects are remedied. Some information is given regarding costs and various options of remedies.
Face To Face Fieldwork 6 Fieldwork will been in week 6. It will take place at a site or building that is provided by a firm from private practice.

Report 100 1~2~3~4~5 Week 12 , WORDS= 3000 words Use of hand drawn sketches within a report is essential to give students sufficient time of the subject in building pathology. A number of detailed sketches would have to be provided to evidence in-depth knowledge and proficiency in sketching, which is a key element for building surveyors when communicating for clients. The remainder of the report would be dealing with building pathology, the analysis and remedy of building defects.
