Description of module content:

Survey, sampling, testing and diagnosis of common defects.
Underground - foundation shrinkage and swelling, drainage systems.
Examination of causes of common failure in the external building envelope (foundations, walls, roof, windows, doors etc):finishes (internal and external); services.
External works deterioration.

Learning Outcomes for module:

On completion of this module you will be able to:
LO1 make distinctions and observations relating to transitional building techniques in order to identify causes of building/building element failure:
LO2 express and extend an understanding of the consequences of foundation failure and changing ground conditions;
LO3 estimate and examine specific material/building element performance characteristics in order to determine optimum remedial/maintenance solution;
LO4 identify structures/circumstances which contravene regulatory requirements and recommend appropriate action;
LO5 consider and describe appropriate remedial works and subsequent intervention where buildings insurance claims occur.
